Frequently Asked Questions
Does Kohsamuirentals.com own or manage any of the rental properties listed?
No. We are specialists, marketing rental properties through the internet. Most Koh Samui villa owners are not experts in using this relatively new form of marketing: so that’s where we come in. But we do not own or manage rental villas - that is not our forte!
Can I book my chosen holiday villa or other rental property online?
Absolutely! You can check out the property details and availability, reserve your chosen dates and even confirm your booking with our very simple and efficient system.
Are villas and apartment rentals more expensive than hotels?
Villa and apartment rentals are a very different proposition to hotel rooms: holiday rentals invariably offer more privacy, a higher level of amenities, and more freedom and flexibility than hotel rooms. Some, especially for larger groups, offer much better value for money. Families or other groups travelling together will usually find a holiday rental is considerably less expensive than staying in hotel rooms. If you opt to cook yourself, or even employ a local chef, it will be considerably less expensive than eating out all of the time. If you take into account all the advantages of a private villa or apartment, you'll appreciate that holiday rentals offer excellent value for money. Most listed properties have a minimum rental period and details will be found on the relevant property page. This minimum rental period could be as few as three days in low season, or as many as seven days during high season.
Will you confirm the booking immediately or do I have to wait?
This depends on the property manager’s terms and conditions. Some rental properties will be confirmed immediately a deposit is paid online, others will take a booking fee and the reservation will be confirmed by email from the property manager within 24 hours.
Is the payment system safe?
We use Paypal for all financial transactions on this site. It is simple, efficient and secure. Your bank and credit card details are strictly confidential to Paypal and we do not have access to this information.
What currency do I have to pay in – or can I use my own?
By using Paypal your payment is automatically converted into the currency quoted on the relevant property rental page. We also have a currency calculator on the page to allow you to check the quoted price in your own currency using the latest daily rates.
Are the prices you advertise fixed or can I negotiate?
Each property listed on Kohsamuirentals.com has a non-negotiable set of rates clearly stated on the relevant page. As the rental property owners/managers regularly update these pages with promotions, offers and special deals, you will find plenty of choice, and something to suit most people’s pockets. Our comprehensive online rental home database offers such a wide range of competitive pricing and special offers that the property managers have to be highly pro-active in offering their best rates!
How can I be sure you won’t charge me for hidden extras etc?
We cannot debit your Paypal account directly: you must authorize any payment. Additional costs may be levied by the property owner/manager for cleaning fees, local taxes maid service, pool heating, telephone calls or other things specific to the property, as well as a refundable damage deposit. If a villa or other property rental requires additional payments to be made at any time then these will be clearly stated in the Terms and Conditions relevant to that property. Please read these carefully before deciding on your rental property.
What are the check-in and check-out times?
Check-in times will vary, depending on the property. The owners/managers have to take account of cleaning and other handover essentials. You will find the check-in and check-out times on the relevant property page or within the property Terms and Conditions.
How do I contact the owner/manager of the villa rental?
As soon as your payment has been made your contact information is emailed to the property manager, and you will hear back from them within 24 hours, although in many cases the timescale will be much shorter than this.
Can I get a refund if I have a problem with my chosen dates?
You should get a good travel insurance policy to cover cancellation for any reason. Most villa rental owners/managers have a strict cancellation policy as they are potentially losing bookings if a client confirms and then cancels at the last minute. See the relevant property Terms and Conditions for more on this. For our recommended travel insurance click here.
What about bad weather?
Only extreme weather is likely to be covered by your insurance policy (such as major floods etc). Good weather can never be guaranteed, especially as Koh Samui is a tropical island: it has an enormous amount of sunshine but, during the rainy ‘monsoon’ season (May to Nov) there can be a torrential rain at times. By choosing the right time of year (Dec to Apr) you can avoid the worst deluges, but many clients opt for low/rainy season as the prices are lower to reflecting the weather, and there are fewer people on the island at these times – and it is often the case that the sun shines all day and the rains come at night!
What if something goes wrong while we are on holiday?
The owner or the property manager will do his/her utmost to ensure your rental property is well maintained and properly prepared for your visit, and also will be keen to sort out any issues that arise: it is in their interests, as much as yours, to ensure your holiday rental runs smoothly. Happy clients become regular clients who recommend other clients! Everyone wants you to enjoy your holiday in Koh Samui, and most rental properties run smoothly for the duration of the holidaymakers visit. If you do have a problem you will be able to contact the owner/property manager directly who will be able to arrange to have the issue resolved.
What is the electricity voltage?
Electrical appliances use 220volts in Thailand and you will need a two pin plug adaptor for most items such as mobile phones, laptops etc. These can be purchased cheaply in minimarts located throughout Koh Samui.
Are Visas required for tourists travelling to Thailand?
Thailand offers a 30 day visa on arrival for tourists from most countries. For more information please see Thailand Passport & Visa Requirements (link needed!). For anyone intending to stay in Thailand for longer than 30 days, a tourist visa can usually be obtained from a Thai embassy or consulate in your home country.
How do I know the rental properties listed on these pages are genuine and that I am not being scammed?
Our site has been operating for several years and at no time have we ever encountered a problem with a ‘property manager’ advertising a fictitious rental home. Rest assured that our reputation is very precious to us and we would not risk anything that could compromise our client’s security or otherwise undermine our online presence.
